GEMS Properties Of WNY Inc. follows a conservative investment strategy of acquiring stabilized and cash-flowing investment properties based these guidelines:

1. The property must yield at least 10% cap rate and can be purchased at an affordable price.
2. It must be located in a safe neighborhood where one can visit at any time.
3. It must be near a school, park, stores and have access to public transportation.
4. It is presentable enough that we can see ourselves living in it at some point in our lives.

The property types we specialize are multi-family, duplex and single family residences. We found these types to be most affordable in giving steady sources of cash flow to investors.

Our team began to explore investing in real estate outside Canada after finding property prices in Toronto and neighboring areas prohibitive, aside from the fact that the cash flow generated for such investments is not very enticing. Just across the border in the US, which had just went through the collapse of the US housing market, we found opportunity.
